SDCC, Respond and Cairn Homes Welcome An Taoiseach to Seven Mills

12 Jul 24

South Dublin County Council, Respond and Cairn Homes today welcomed An Taoiseach Simon Harris to Seven Mills, Clonburris. This significant project will deliver a mix of private, social, cost rental and affordable homes, providing secure accommodation at affordable prices to thousands of families and individuals upon completion.

Located between Lucan and Clondalkin, Seven Mills is part of the Clonburris Strategic Development Zone (SDZ), the largest residential development of its kind in Europe. Upon completion by 2030, Seven Mills will comprise over 5,500 new homes, with the overall SDZ accommodating approximately 9,500 homes and 25,000 residents.

An Taoiseach Simon Harris commented:

“Clonburris is exactly the kind of development we need to see more of in Ireland. A mix of tenures - private, social, affordable, cost rental - served by public transport and regenerating an area so well located in Dublin City. It’s fantastic to see different arms of the State and the private sector working so well together. It's also great to see first-hand the use of Modern Methods of Construction, such as the installation of pre-fabricated bathrooms made off-site.”

Niamh Randall, National Spokesperson for Respond, said:

“Respond are delighted to be delivering 372 much needed social and cost rental homes here at Seven Mills. We have already advertised for the first 48 of the cost rental homes for which there were 1,271 applications. We look forward to welcoming tenants here to their new homes later this summer. Respond have 2,242 homes in construction all around the country right now and we are determined to deliver high quality homes to people who are waiting for the opportunity to put down roots with their families and become part of a community.

“The Parkleigh development, part of this ambitious scheme, exemplifies Respond’s innovative construction-led approach. Respond utilise Fixed Price Contracts to finance construction, saving up to €30,000 per home here in Parkleigh compared to traditional housing acquisition models. Our average saving per home nationwide is €65,000.  83% of Respond’s developments are construction-led.”

Colm Ward, Chief Executive of South Dublin County Council added: “The delivery of this project is only possible by working closely with partners such as Respond, Cairn Homes and other landowners in the area with ongoing support from Government and today gives us all a great opportunity to show the significant progress which has been made to date.”

Michael Stanley, CEO of Cairn Homes:

''Seven Mills is now more than an ambition. Cairn commenced construction in January of last year on what is the largest new residential development of its kind in Europe. When completed in just over five years’ time it will be home to more than 25,000 people. Seven Mills is being delivered using our scale and capability at a faster pace than any comparable development and is providing mixed tenure homes built to the highest energy efficiency standards in a sustainable community environment.

It will take over €4billion of investment to deliver this new town. Cairn along with our partners, many of whom are here today, including SDCC, Respond and the LDA are committed to completing this entire project by 2030. This is a truly ambitious delivery target, particularly when one considers that large settlements and towns of a similar size to Seven Mills, for example Naas, Newbridge, Portlaoise, Kilkenny, usually take decades and longer to emerge.  Seven Mills is a true demonstration of what can be achieved with real partnership and collaboration between the private sector and the state.''
