Kilcarbery Grange is an exciting development of over 1,000 new homes that will form a brand new community which will include a new civic square, a community building, a creche, a local retail unit and an abundance of open green space. 70 brand new ‘A’ rated homes are being made available for sale with South Dublin County Council and comprise 1, 2, 3 & 4 bedroom homes.
Kilcarbery Grange is ideally located off the Outer Ring Road linking to the M7, M4 and M50 in minutes. Local transport links include the Red LUAS line at the Red Cow with its Park & Ride facility and will be serviced by numerous Dublin Bus routes. The stunning Corkagh Park is situated beside the development which is one of Ireland’s largest parks in which residents are spoilt for choice, as there is something for the whole family to enjoy.
A total of 70 new homes are being offered for sale by SDCC under an Affordable Dwelling Purchase Agreement (ADPA). These homes are, subject to exceptions, being made available for first-time buyers only. These include:

Buyers will enter into an ADPA with SDCC. Under this scheme, SDCC will take an equity share in the home—equal to the difference between the market value and the price you pay, expressed as a percentage of the market value. Applicants must require a minimum of 5% equity to be eligible to purchase.
The council may not seek realisation of its affordable dwelling equity for a 40-year period (other than for breach of the agreement). However, the purchaser may choose to redeem or buy out the affordable dwelling equity at any time by means of one or a series of payments to the council. Eligible applicants will be prioritised based on SDCC’s Scheme of Priority.

It is recommended that applicants have their mortgage approval in principle prior to applying for an affordable home or at least be in a position to apply for a mortgage. Further information on income that is assessable, including rules around overtime, bonuses and commission, can be viewed here.
