The Building Regulations

The Building Regulations are  a set of technical construction standards that apply to the design and construction of new buildings, as well as extensions and material alterations to, and certain changes of use of, existing buildings. Responsibility for complying with the requirements of the Building Regulations rests at all times with the owner of the building or works, and with any builder or designer engaged by the owner.

There are 12 parts to the Building Regulations covering all aspects of a construction project.

The Building Regulations are written in broad, functional terms rather than performance or prescriptive terms.  As the requirements are quite general, there is more specific guidance available on what is considered adequate. Each part of the Building Regulations, therefore, has an accompanying Technical Guidance Document which sets out how to comply with that part of the regulations.

Building Control deliver effective public oversight of compliance with Building Regulations by inspecting active construction sites and new buildings under construction. Sites are selected for inspection based on risk and complexity and in accordance with the national Framework for Building Control Authorities.
