14 houses are being offered for sale by South Dublin County Council under an affordable dwelling purchase arrangement. These homes are, subject to exceptions, being made available for first-time buyers only.

The homes will be sold for a price that is lower than the market value and the affordable purchase price to be paid will be linked to applicant(s) income (and savings where relevant) and mortgage capacity – the indicative minimum and maximum price payable will be based on the market value

Purchasers enter an affordable dwelling purchase arrangement with South Dublin County Council whereby the Council is entitled to an equity share in the house equal to the percentage discount from market value.

In order to be eligible to apply for the scheme, applicants must satisfy the below criteria:

  • Be a First-Time Buyer or meet the exceptions under the Fresh Start Principle.
  • To apply for a 2-bedroom property, typical gross household income for the preceding 12 months should be lower than € 91,913.
  • To apply for a 3-bedroom property, typical gross household income for the preceding 12 months should be lower than €104,738.
  • Each person included in the application must have the right to reside indefinitely in the State.
  • The affordable home must be the household’s normal place of residence.

Applications will be prioritised based on the time and date of application. 30% of the homes will only be available to applicants who have been, or are currently, a resident in the administrative area of South Dublin County Council for a minimum period of 5 years.
