High Profile Opportunity in the North Stand, Tallaght Stadium

South Dublin County Council invites Expressions of Interest for proposed usage for a new build unit in the undercroft of the new North Stand, at Tallaght Stadium.

 

The unit is circa 278sqm, and offers prominent frontage along the N81. The unit will be provided to a shell and core finish, with a ceiling height of circa 3m. All fit out costs to be borne by the successful applicant.

The qualification/award criteria for the expressions of interest process will be for the applicant to show:

 

  • Previous/Current Experience, including Manpower and Skills (i.e. experience in successfully operating a space of this size & demonstrate capacity to manage/operate such a facility)
  • Financial Proposal/Cost Plan (the applicant must outline levels of capital investment on the part of the applicant and a proposed rental proposition and detailed Business Plan)
  • Community Gain (i.e. positive contribution to the local community)
  • Vibrancy & Vitality (i.e. applicants must demonstrate that the proposed use will make an active contribution to the area/streetscape in terms of activity, footfall/patronage)

 

 

There are a number of other considerations worth noting, including the following:

 

  • Each party will be responsible for their own legal fees.
  • A full lease agreement will be put in place for an agreed term and agreed rental fees.
  • Any potential operator will propose an annual rent to the Council, the amount of which must be included as part of the Financial Proposal/Cost Plan to be submitted to the Council.
  • Water & electricity connections available
  • Retail operations will not be considered for this space.
  • It should be noted that there may be occasional restrictions on operational use at this location during large scale events, such as international matches, high profile League of Ireland games and/or concerts. This will be determined in consultation with An Garda Síochána, the event operator and the Stadium Manager.
  • That the successful entity shall be liable for payment of stamp duty, VAT and any other statutory costs, which may arise on the creation of the Lease.
  • Each party will be responsible for their own costs, including any legal fees.
  • The successful applicant will be responsible for any planning requirements, including any external signage.
  • The successful applicant will be responsible for any utility charges, including water and electricity.
  • The successful applicant will be responsible for any rates payable to the Council.
  • The Council will provide BER Certificate as required.
  • A number of designated car parking spaces for the unit staff will be provided in the Stadium Car Park. (No parking of any vehicles is allowed directly outside the unit. Car parking may be restricted on match/event days)
  • Any fit out works, external signage or internal modifications to be notified to the Council. No works should commence until approved by the Council.
  • Any Lease agreement will be subject to S.183 of the Local Government Act 2001.
  • Any agreement will be subject to full terms and conditions agreed between the parties.

 

A site visit may be arranged, on request, as part of this process.
